The rain has passed us here and the local lake is filling up fast. It's about 1 foot per day. Looks like they will lift the 5 mph limit on the entire lake in the next 1-2 weeks.

You are right to have it inspected. Then you can really see what is wrong with the house. However, the inspector will not see everything since the inspection that I got missed three area's of dry-rot. I was able to correct the problem but he never put those problems onto paper.

yes some inspectors suck, when we bought our house in vegas, that guy caught everything. But when we sold it the buyers inspector was an IDIOT, and we ended up becoming friends with the buyers and told them some of the things he missed that were no biggie.

His report will not come for a few days but he can tell you the major concerns over the phone. But again, wait until the report comes and you will know what is wrong with the house.

On the flip side, even though there might be problems, look at your budget and decide if you can fix those problems yourself. It will save tons of $'s and the fix should increase the value of the house.
